Once a contract is signed and delivered, numerous details must be taken care of for a smooth closing. Your agent will coordinate many of these details for you and/or give you the necessary information to assist you in taking care of each item. Here's a list of what will need to happen (and this may not be all inclusive):
Deliver the earnest money to the broker for holding in an escrow account.
Provided the closing attorney a copy of the contract.
Arrange for a termite inspection.
Arrange for a contractor(s) to make repairs or improvements as set forth in the contract prior to the final inspection.
Arrange for the purchase of a home warrenty if set forth in the contract.
Some of the details you will need to handle include:
- Notify your lender that you will be paying off the mortgage and asking for a payoff amount. The closing attorney will need this information prior to closing.
- Gathering all warranties and instruction books for your home's appliances or major systems to give to the buyer, as well as extra keys and garage door openers.
- Notifying the utility, telephone, water and other services to advise them on your final billing date.
